Simple Steps to Ensure a Smooth Home Purchase
| Buying a home can be an emotional, time-consuming, and complex process. There are a few things that you can do to help make the process go as smooth as possible:
1. Check your credit. Before you apply for a home loan, regardless of your credit, it's a smart idea to obtain a copy of your credit report from the three major credit bureaus and review the information. If there are errors or things that need to be addressed, it's easier to address them before you have found a house, than after you have found a house and are trying to close your loan.
If you know that there are a few blemishes on your credit, let your lender know what they are, why they are there, and why you are a still good credit risk. Lenders look at your credit to determine how likely you will pay back the loan. If you had extenuating circumstances - like a loss of a job or medical bills - let them know so that they understand that it is not likely to happen again in the future.
2. Get approved before you buy. An approval means that a lender has reviewed your credit history, verified your assets and employment, and has approved your loan before you have found a home to purchase. As long as the home appraises for at least the purchase price, the loan should close.
Getting approved also gives you an advantage over other buyers. Your firm approval makes it easier for you to negotiate on the price of a home, than a person who is not approved or is pre-qualified.
While getting pre-qualified may sound official, it is really just getting an idea of what you can afford. Its having a person plug in a few numbers that you give them - your monthly income and your monthly debt - and getting an approximate payment calculated. From the payment, the calculator can approximate the house price range that you can afford. No information is verified. Because your assets, income or credit is not verified, a pre-qualification has little value when purchasing a home.

Closing Costs
The bundle of fees associated with the buying or selling of a home are called closing costs. Certain fees are automatically assigned to either the buyer or the seller; other costs are either negotiable or dictated by local custom.
Buyer closing costs When a buyer applies for a loan, lenders are required to provide them with a good-faith estimate of their closing costs. The fees vary according to several factors, including the type of loan they applied for and the terms of the purchase agreement. Likewise, some of the closing costs, especially those associated with the loan application, are actually paid in advance. Some typical buyer closing costs include:
- The down payment
- Loan fees (points, application fee, credit report)
- Prepaid interest
- Inspection fees
- Appraisal
- Mortgage insurance (typically 1 years premium plus an escrow of 2 months)
- Hazard insurance (typically 1 years premium plus an escrow of 2 months)
- Title insurance
- Documentary stamps on the note
Seller closing costs If the seller has not yet paid for the house in full, the seller's most important closing cost is satisfying the remaining balance of their loan. Before the date of closing, the escrow officer will contact the seller's lender to verify the amount needed to close out the loan. Then, along with any other fees, the original loan will be paid for at the closing before the seller receives any proceeds from the sale. Other seller closing costs can include:
- Broker's commission
- Transfer taxes
- Documentary Stamps on the Deed
- Title insurance
- Property taxes (prorated)
Negotiating Closing Costs In addition to the sales price, buyers and sellers frequently include closing costs in their negotiations. This can be for both major and minor fees. For example, if a buyer is particularly nervous about the condition of the plumbing, the seller may agree to pay for the house inspection.
Likewise, a buyer may want to save on up-front expenditures, and so agree to pay the seller's full asking price in return for the seller paying all the allowable closing costs. There's no right or wrong way to negotiate closing costs; just be sure all the terms are written down on the purchase agreement.
Prorations At the closing, certain costs are often prorated (or distributed) between buyer and seller. The most common prorations are for property taxes. This is because property taxes are typically paid at the end of the year for which they were assessed.
Thus, if a house is sold in June, the sellers will have lived in the house for half the year, but the bill for the taxes won't come due until the following year! To make this situation more equitable, the taxes are prorated. In this example, the sellers will credit the buyers for half the taxes at closing.

Tips for Finding the Perfect Neighborhood |
|
1. Make a list of all of the amenities that are close by in the neighborhood you are considering as your new residence. Keep in mind what distances and routes to each of these places are acceptable and what are not.
2. Determine what the best features of the neighborhoods are. This is especially helpful if you are deciding between a few different neighborhoods.
Are there parks nearby? Is it scenic and visually appealing? Are there quiet areas, streets, culs de sac? Are the people friendly in the neighborhood? Is the neighborhood clean? Yards, streets, parks? Are there nice trees and foliage? Do the lots have large or small yards? Are there walkways and are they easily accessible? Is it a safe neighborhood? What are the market values of the homes in the area? Are there many houses for sale? How long ago was the community developed? What is the average age of the people in the area? Are there families with small children in the area? What is the proximity to schools? Are there community events or organizations?
3. Walk around in the neighborhood. The best way to determine the cleanliness and friendliness of the neighborhood is to walk around in it and meet its residents. | |

The state is also a leader in the production of creamery butter, dry milk, cheese, and sweet corn.
Also of great importance to Minnesota are its waterways, which have been extensively developed near industrial centers. Locks and other improvements enable Mississippi River barge traffic to pass around the Falls of St. Anthony at Minneapolis. Duluth, at the western tip of Lake Superior, has one of the busiest inland harbors in the United States; the completion of the Saint Lawrence Seaway (1959) made the city an important port for overseas trade.
